WCDA Housing & Economic Report Released

Casper – March 15, 2013 – (RealEstateRama) — The Wyoming Profile of Demographics, Economics and Housing semiannual report dated February 28, 2013 with information through December 31, 2012 is now available to the general public. The publication is sponsored and distributed by the Wyoming Community Development Authority (WCDA), Wyoming’s housing finance agency.

The profile report, traditionally referred to as the “Blue Book”, contains statistical and narrative information about trends in Wyoming’s economy and demographics and how those trends affect housing.

The demographic information examines Wyoming’s population growth, in and out-migration and poverty levels. The economic information reports on state employment, personal income, median family income, and personal bankruptcy. Housing information includes the examination of households, the housing price index, existing home sales prices, homeowner vacancy rates, new construction building permits, rental rates, rental vacancy rates, manufactured housing, and available mobile home lots in Wyoming. Also included are surveys on rental vacancy and a housing needs assessment.

In December 2012, a statewide rental survey of 34,632 rental units found a vacancy rate of 4.2 percent. In theory, this represents a moderate shortage in the rental markets, indicating that additional rental housing may be needed.

Every county in Wyoming is profiled in relation to its housing information and needs. A ‘Housing Needs Forecast’ and a commentary on Wyoming housing are also included.

According to WCDA Executive Director David Haney, the information contained in the semiannual report is extremely useful to state agencies, housing organizations, banking institutions, lenders, real estate agents, local governments, and economic development groups. “If you are an economic development practitioner, it’s very important to have this information at your fingertips as you’re moving forward,” said Mr. Haney.

Copies of the report are available free of charge and may be downloaded from the WCDA website: http://www.wyomingcda.com.

The information in the 2012 Profile was gathered by the Wyoming Housing Database Partnership. Data partners include the Wyoming Department of Transportation, the Wyoming County Assessors, the Wyoming Department of Administration and Information – Division of Economic Analysis, the Wyoming Department of Revenue, and the Multiple Listing Service Organizations of Campbell County, Casper, Cheyenne, Northwest Wyoming, and Teton County. Other partners include the Wyoming Association of Municipalities, the Wyoming County Commissioners Association, the Wyoming Economic Development Association, and the Wyoming Business Council.

The WCDA was created in 1975 by state statute as an instrumentality of the State of Wyoming. It receives no state funding but instead brings private capital to Wyoming on the strength of federal tax benefits for investment into affordable homes and rental apartments.
